Whitetail Properties real estate

I'm thinking of listing my farm for sale with this company, anyone have any dealings with them in Illinois, reviews and opinions appreciated

I dealt with them last year in Mn.
Didn't get the property so don't know about closings etc. but in terms of making an offer:

The guy I dealt with was very up front, responsive and pretty easy to work with. He returned every phone call promptly.
I think a lot would depend on the personality of the realtor and whether you get along with them.

I have a really good friend that recently sold a place they owned using them. The ground wasn’t anything too special other the fact it held some very nice deer and he had trail cam and video to back it up. The property sold in less then 24 hours and for WAY more market value. I would say list with them.

Where are you in Illinois? If you are north central I know the family of their agents that work that area. Super people so I would hope they are the same when it comes to real estate. I just had a post card in the mail from them (Whitetail Properties) to list my farm in Illinois. PM me if you want to know any details.

It is always wise to interview agents for the job. I would suggest setting up an appointment with one of their local agents and also research other local brokerages in your area. Check out one who is a member of the MLS (as this does have advantages to you as a seller) and interview a reputable agent and see which one you feel most confident with in meeting your goals.

Thanks for the responses, the property is in S/E part of the state and I'm in the N/E so Im talking with 3 different realtors from the area and Whitetail Properties of course, hoping for some feedback or reviews from this forum since we all spend so much time in the woods chasing deer. Thanks again

From watching their prices compared to the comps....

Sell with them yes after researching commissions...

Id never ever buy a piece from them... every property is a hunters paradise, and listed for what seems lile twice as much as market value..

Their market is guys who buy electric bikes, $1k technical camo to sit in a tree for 3-4hrs, and ozone generators..... the buyers are there amazingly!!

I didn't have to work with this real estate agency, but my friend told me something about them. If I remember correctly, they helped him find a good offer and issued all the documents for the purchase. They have a fairly small commission percentage for their services. The real estate market is now a little cheaper. You can buy a house or a small apartment even with average retirement savings. However, some experts believe such prices are a harbinger of another crisis or market decline. I hope that nothing like this will happen, but I will try to continue to monitor the situation.

Guys looking in to sell or buy in Illinois should reach out to Mossy Oak Properties Illinois Land and Lifestyle. Office of the year 2 years in a row(that is nationwide). Land is selling as fast as it hits the market. Just the times we are in. Guessing that will change with interest rates climbing though. And inflation at a 50 year high.

It’s amazing how much land they’re selling with these reviews.

Just had an interaction with them that has me feeling like there is a long line of idiots looking to throw money at them and if not one, move aside.

Made an offer. It was fair. Two weeks and a bunch of calls and texts later I was basically told regardless of good the offer was/wasn’t, someone will buy for cost or near so it’s be close to asking or be out of the game on any property. Would’ve been nicer to have this conversation two weeks prior.

They’re also regional- which makes things awkward if you’re looking at an entire state or want a given area but aren’t a fan of their realtor offerings.

I’m scouting all of the real estate apps on my
Own. MO and RT folks seemed far more professional and accredited to be in the positions they’re in. Would give them the business if they help me out.

It’s amazing how trying to buy land gets so ugly and complicated with hunting based realtors. The prices and greed go sky high with no gain for anyone.

I’m planning to sell a small parcel of land in Tuscola County and was initially considering Re-Max Realty. However, I’m now leaning towards Whitetail Properties, as they seem to have a better understanding of my property’s value. Both agencies have suggested similar values, but I’m curious if anyone has experience with selling land through Whitetail Properties.

Thanks for all the responses and sorry I have been away for so long, My experience with WTP wasn’t a good one for sure, the listing agent quit them in less than a month after I signed the contract and the new agent assigned to my property was over a hundred miles away in another state and immediately said the price would have to be lowered by almost 30 % and the contract ran out after refusing to lower the price and him not showing the property once

Couldn’t agree more. I’m going through the buying process right now. Started with a whitetail property agent and all he wanted to do was set me up on a “portal” so I received emails, and then I never heard from him. I called a property with a Mossy Oaks agent and it was sold, but the agent, Tony, is top notch. Answers all my questions, let’s me know of listings coming in the future and he’s very knowledgeable on potential income opportunities regarding each property. Totally different experience between the two.

Interesting reviews…
Have -17 acres in process of listing in northern illinois. Surrounded by conservation district land, stocked pond, river corridor to north and creek corridor on west. Two garage buildings, one has well.
Had an appraisal last August come in lower than offer my uncle received 12 years ago. Everyone tells me to get second opinion, don’t want to leave money on table.
