My wife's college friends listed a big chunk of land with a home through them and after a couple weeks terminated the contract because the agent was inept, lazy and none responsive. This was/is a million dollar listing as well.
 
It’s amazing how much land they’re selling with these reviews.

Just had an interaction with them that has me feeling like there is a long line of idiots looking to throw money at them and if not one, move aside.

Made an offer. It was fair. Two weeks and a bunch of calls and texts later I was basically told regardless of good the offer was/wasn’t, someone will buy for cost or near so it’s be close to asking or be out of the game on any property. Would’ve been nicer to have this conversation two weeks prior.

They’re also regional- which makes things awkward if you’re looking at an entire state or want a given area but aren’t a fan of their realtor offerings.

I’m scouting all of the real estate apps on my
Own. MO and RT folks seemed far more professional and accredited to be in the positions they’re in. Would give them the business if they help me out.

It’s amazing how trying to buy land gets so ugly and complicated with hunting based realtors. The prices and greed go sky high with no gain for anyone.
 
It just depends on the realtor in my opinion. The two realtors for wtp I have dealt with were no Dan Perez and it was very obvious all they cared about was their commission which was 7%. If I were to do it again I’d either list it on my own or would have went with a different brokerage.
 
Guys looking in to sell or buy in Illinois should reach out to Mossy Oak Properties Illinois Land and Lifestyle. Office of the year 2 years in a row(that is nationwide). Land is selling as fast as it hits the market. Just the times we are in. Guessing that will change with interest rates climbing though. And inflation at a 50 year high.

Thanks for all the responses and sorry I have been away for so long, My experience with WTP wasn’t a good one for sure, the listing agent quit them in less than a month after I signed the contract and the new agent assigned to my property was over a hundred miles away in another state and immediately said the price would have to be lowered by almost 30 % and the contract ran out after refusing to lower the price and him not showing the property once
 
If you're looking to sell your farm, I highly recommend considering Beiteck Company. Couldn’t agree more. I’m going through the buying process right now. Started with a whitetail property agent and all he wanted to do was set me up on a “portal” so I received emails, and then I never heard from him. I called a property with a Mossy Oaks agent and it was sold, but the agent, Tony, is top notch. Answers all my questions, let’s me know of listings coming in the future and he’s very knowledgeable on potential income opportunities regarding each property. Totally different experience between the two.

In the vast majority of cases, I suspect you are correct. I know two people that bought hunting property, one 640 acres, the other 160 acres. Both wrote a check for the full purchase price.

Guys paying for large tracts of ground in Illinois most like do that thru 1031 exchanges. I sell ground in central and southern Illinois and most always there is a mortgage involved. So yes interest rates matter.

Have -17 acres in process of listing in northern illinois. Surrounded by conservation district land, stocked pond, river corridor to north and creek corridor on west. Two garage buildings, one has well.
Had an appraisal last August come in lower than offer my uncle received 12 years ago. Everyone tells me to get second opinion, don’t want to leave money on table.

I’m planning to sell a small parcel of land in Tuscola County and was initially considering Re-Max Realty. However, I’m now leaning towards Whitetail Properties, as they seem to have a better understanding of my property’s value. Both agencies have suggested similar values, but I’m curious if anyone has experience with selling land through Whitetail Properties.

in my area WP prices property pretty high and it sits for a long time, sometimes over a year, after the sell we have checked county records and it sold for what it should have not what WP was asking for.
There is another outdoor real estate company in our area and they are the same, over hype but not get the price

I’m not looking to buy or sell as I’ve bought the land that I own direct from the owners.
if I were looking to buy I’d likely not use whitetail outfitters, as their prices seem outrageous.

đź’Ż Agree. They price land really high and unrealistic based on other sales. I would try to not deal with them
